While the details of specific process followed with each customer may differ, we
provide here an outline of how Prudent Realty proposes to work with you.

Context Setting
|
|
Once you have made up your mind to explore a real estate investment/Purchase, we
will understand from you, your starting position, expectations, investment horizon
and risk appetite. We do this through structured discussion process aided by our
in-house tools and research. This step is crucial as it is the foundation of subsequent
decisions such as choice of location, type of property, amount of investment, amount
of loan if any and exit strategy.

Choice of Location
|
|
Given your context, we will recommend one (or in some cases two) property for you
to consider for a purchase. This recommendation will be accompanied by details of
the property, details of the developer, rationale for the recommendation, details
of rates and specific amount required to be invested, indicative rental yields,
etc. It is advisable that you personally visit the specific property before finalizing
the selection. If for some reason, you are unable to do so, we will provide all
key details of the property which you need to know before making the decision of
purchase.

Loan Processing (Through Third Party if required)
|
|
If you wish to borrow to finance your property purchase, we will assist you in determining
the financier most suitable to your needs. This is decided by your profession, amount
of loan required (especially as a fraction of the property value), specific tie-ups
the developer of selected property may have and prevailing rates of interests of
various loan providers. We will also help you evaluate various options of structuring
the deal in terms of fixed/floating rates, tenure, EMI, down payment etc since there
are various trade-offs that need to be evaluated in deciding upon your final loan
structure.

Execution of Purchase
|
|
Once the property to be purchased is finalized, we will help you proceed with the
transactions – which includes making the agreement of sale, registration, payment
of stamp duty and finally, taking possession. In case of under-construction properties
some process details may differ.
